Thinking of talking with a few agents after you have already signed contract to buy Boise Idaho real estate is not a good idea. The typical scenario involves a prospective home buyer going to Google.com and entering in a search keyword that brings them to a real estate agents website, and the agent takes over from there. Just because an agent contacts you, does not mean you have to work with them. Here are a few alternatives you should consider.
Many agents in the Boise Idaho real estate market use Buyer Representation Agreements to tie up buyers. As Boise real estate foreclosures rose in 2009, so did the number of complaints from residents seeking mortgage loan modifications. Foreclosures were up 89 percent from the previous year, but complaints about modifications leapt from a handful in 2008 to 353 in 2009, according to the attorney general’s office. These types of filed complaints made up one fifth of all complaints received by the AG’s office this year.
Idaho’s Attorney General has gone so far to say that the types of fraud being reported are outrageous. To make things worse, many home loans are not being modified by these companies, even though the property owners pay them lots of money to do so. The legal wrangling has led to 2 filed lawsuits, and 3 settlements being agreed upon on behalf of consumers, through the Attorney Generals office. This kind of criminal act leaves nearly all homeowners in the Boise real estate market without any avenue to keep their homes.
The Attorney Generals office even brought in a counselor to help Boise real estate owners avoid foreclosure through modifications or other foreclosure remedies. To help out, free foreclosure handbooks were printed up and handed out. Read more...
Businesses increased investment, helping out GDP, and the economy grew at a 5.9% interest helping reinforce the idea that the recession is coming to an end. Based on this good news, the Boise real estate market will be buoyed by the gains in economy.
In its second reading of fourth-quarter gross domestic product, the Commerce Department said the economy grew at a 5.9% annual rate, rather than the 5.7% pace it estimated last month. Not since summer of 2003 have we seen such a rapid pace of growth in GDP. The fastest quarter was the third quarter which posted a robust 2.2% growth rate. The Boise real estate market will see some benefit from these increases, plus other local market factors.
Analysts polled by Reuters had forecast GDP, which measures total goods and services output within U.S. borders, growing at a 5.7% rate in the October-December period. It is looking like the first quarter of 2010 will not continue in the rapid pace of recovery shown throughout 2009, which had posted the most impressive numbers since the worst financial catastrophe since the Great Depression. Even thought consumer spending and the housing markets were down, the fact that businesses increased investment in software and equipment helped add some steadiness to the economy and allowed business to liquidate bloated inventories. This wan’t just a national trend either, as the Boise real estate market saw very similar changes in volume as well. Read more...

The Boise Idaho real estate market was devastated in 2009, with just fewer than 5% of all homes in the area being foreclosed upon that year. Boise has had a year over year increase in foreclosures of 103%, besting the previous record of 2008, putting Boise atop the nations list of highest foreclosure rates. Area homeowners are being forced to go back to the drawing board when they consider they live in the 24th most troubled real estate market in the nation. With so many people in construction due to the rapid development the town experienced over the past 10 years, the 10.1% unemployment figures make sense but do not help.
There have been numerous contributing factors to Boise Idaho real estate, in this equation. Since 1980, it has experienced a population boom which has doubled its numbers, and business has grown into previously dark, unchartered corners. Tech industries have come into the mixture, and Micron Technology is now the city’s largest employer.

The typical home price increased from about $150,000 through 2003 to $260,000 at its top in 2006, according to the Wells Fargo-National Association of Home Builders housing opportunity index. Since then costs have fell more than 32%. Read more...

It’s difficult to watch ourselves age. It’s also difficult to watch our parents age. It’s even more difficult when it comes to figuring out how to help them when the time comes. This type of help can be anything from some financial assistance, a few trips to the doctor’s office, or helping them find a long term care facility they – or you – can afford. Perhaps you and your parents should have considered buying some long term care insurance years ago. But what is long term care insurance?
Long term care insurance is an excellent investment, no matter what age you are when you buy your policy. Unfortunately, too many of us ignore the fact that we are going to get old someday, and we put off anything to do with forcing us to deal with our own mortality. Until it’s almost too late.

Most insurance carriers have policies that get pretty prohibitive when it comes to buying coverage after a certain age. Read more...
